Understanding the costs

Are you interested in purchasing one of our holiday homes near Newquay – but are unsure of how much it could cost? When making such a big decision it is important to fully understand all the costs involved both now and into the future.

The initial cost

The first and, probably, most obvious cost is the initial purchase price of your new or pre-owned static caravan. Depending on which model, age and size you choose, this can vary massively – from £12,000 up to £60,000. Typically, the static caravans for sale at Nancolleth range between the £30,000 and £40,000.

If, however, you have seen a particular model of new static caravan that you would like sited at Nancolleth we can give you a quote to source, site and commission this for you at our park. You are not restricted to the models we have for sale on our stock list. We supply new holiday homes from all the leading manufacturers, including ABI, Swift, Willerby, and Carnaby. All new holiday homes come with a manufacturer’s warranty.

Nancolleth, like all other ownership parks, charge an annual site or pitch fee. This ground rent is payable each year and covers the costs of site maintenance and the up-keep of facilities. Depending on your pitch location, this ranges from £2,100 to £2,700 per year. Electricity, water and gas is metered and billed annually and you will also need insurance for your home. This is estimated around £9 per £1,000 insured. Council tax is another cost you need to factor which is, on average, around £80 per year.

What about long-term costs?

All new holiday homes are built to a high standard and come with a manufacturer’s warranty, should you encounter any issues. These can range from a standard 1-year warranty through to a 12-year chassis warranty. Most manufacturers also allow you to extend the warranty for extra piece of mind. In accordance with the British Holiday and Home Park Association (BH&HPA) we allow you to keep a holiday home on our park for a maximum of 15 years (from new). After this point you can choose to either purchase a new caravan or remove your old caravan from site.
